Hello, please critique my listing

I am new to hosting on Airbnb and just posted this listing for next summer for July weeks. I would appreciate any feedback and advice. Thank you.

Thank you for your nice note and reviewing the listing. I just posted the house this week, so no bookings yet. Also, my intention is to open it for summer time only, as it is the best time of the year in Sweden. Well, the winter is beautiful too, but where we live it is nice to see the blueness of the sea and lakes! You are welcome to visit anytime from Kazakhstan!

With big pleasure @Laura7817 ! I would love to visit Sweden. Winter time is also amazing: I grew up in Northern Kazakhstan, so I know the weather there must be similar. Good for skiing, ice-skating, celebrating Christmas! 🎄 🙂

@Laura7817 Your calendar is completely open, so if you're not planning to rent all year, definitely block some months! You mention July of next year, which is why I'm saying this. According to your calendar, I could book a stay in a couple of weeks. 

 

Your place is AMAZING!! The only think I would do differently is to change the pictures to go by which building they are in, so Main House, larger Guest House, and then smaller Guest House. 

I was a little confused by the going back and forth. You may also want to include some pics of the entire rooms. I couldn't really tell how big the bedrooms are, as the pictures are somewhat limited. 

 

Other than that, I would LOVE to stay any time! It looks like an amazing property and a lovely part of Sweden to visit.

And you are welcome anytime. We are right outside of Stockholm (east if you look at pictures) only 22 minutes by car or bus to downtown Stockholm. Yet, you will have the sweetness of the Swedish countryside. 😉 It has been nice to live here for the last 17 years. If you ever make this trip, driving is easy, all round the Nordic countries. You can drive to Norway and Denmark and then take a short ferry over to Finland. I highly recommend it.

Hey @Laura7817, welcome!

I'm rather a new host as well, but learned a lot these past three months. I think that the listing is great overall. However, as Kia mentioned, it would be helpful to understand which rooms belong to each building.

Also, I highly recommend to create a Guidebook telling about what activities you can do near your place or even include activities your place offers in here. 

 

I'm also continue learning from the community!

Thank you so much for your note, support and great suggestions. I am so appreciative of the support from you, especially since you have experienced the same. I am pretty savvy to different digital platforms, but the secret sauce is in the details. And as we both know, details take time.;)

 

I will definitely add the guidebook. And for the pictures, it is so smart and I actually went in yesterday to try and arrange. However, are we able to create sections and rename them main house, guest house etc? I couldn't find it. I only see the rooms that are already tagged and/or named. Do you have any tips? I will continue to research and look at other houses, but if you know. I would GREATLY appreciate your knowledge.

Thanks for your kind words! I'm so glad my suggestions have been helpful!

Regarding the photo organization in Airbnb, unfortunately, it doesn’t currently allow us to rename rooms in the photo tour; you can only add new rooms without distinguishing between buildings. However, here are a couple of workarounds that might help:

1. Under the photo tour in your listing, you can click on each photo and add a description. This is a great place to specify which building each room belongs to. So, when a guest check your listing will be able to see a description at the bottom of the photo.


2. Another option is to use a photo editor to add text directly to each photo, like a label in the top right corner to indicate whether it’s from the main house or guest house, and so on.
