Help me improve visibility for my new listing.

Please advice on how to improve visibility for my new listing.I recently added a second listing.I have tried searching general search in our city and it does not feature anywhere which leads me to believe i am not visible to guests searching for a place to stay.

Have you been to see your listing on Airbnb as a guest sees it?  Your star photo that will determine if a guest clicks further is of a red curtain and nothing else!!  the other four are just as important and there are three more of curtains and one is blurred.  

 

Guests want to see what is special and unique about your place at a glance and these I'm afraid are not doing that (unless you're into curtains of couse😉)

 

The first one you put in your post shows a red curtain and a great TV but as a guest I would prefer to see the whole room and what type of bed is in that room.  If you need tips on how to photograph your listing, go the left hand side of the CC and click on Host Guides.  There are some great tips here but first go and preview your listing to see it as a guest.  Imagine yourself as an Airbnb guest looking for a room to stay

 

That view of the balcony is beautiful and on your listing you even have one at twilight - now that should be in your top 5 pictures as should the bedroom!

A bit of tweaking and am certain this will help you get bookings. Didn't take a look at your description, sorry am making dinner but again check that you are telling guests what's great about your place and what they can expect if they stay here!

P.S. Please put the loo seat down!! Two discussions here this week on this subject alone and we all agree that loo seats do not look professional and are rather off putting for guests😉

Key words in your property description helps in searches , second your lead photo needs to match the words you use to describe your place.  
View? Modern decor? Conveniently located?  Are there attractions close to your town? Mention how close you are to these places.
You have to find your best features of your property, have really good photos showing those features.  You are able to post quite a few photos, allowing you to zero in on the things you offer that guests see as a plus.  You may want to look at the profiles of other listings near you, and identify what you think that host was trying to highlight .  Read the reviews and see if the guests notice those features .   One thing I’ve seen consistently is when my guests notice those features by not only giving me 5 star,  rating but write things like “ Caroline’s picture on the listing are true, an amazing place to stay”    That’s when you know you hit the mark.

Hi there. Well from the pictures listed here they are not of anything much really. They dont say anything about the place to me

 

What are the best aspects of your listing? The Building? The entrance? The kitchen, dining area? What makes it pop? 

 

Take those pictures and make them the lead pictures.

 

We have two properties. 1st one the building is boring but inside is very nice and the Kitchen/Diner is really nice open plan and great for entertaining and socializing. That's the lead picture for us on that one. 2nd Property is a heritage building 300+ years old and quite gorgeous and quaint. The outside building picture is the lead picture for that listing

 

Do the same room by room and make the pictures expansive...not zoomed in.  You want to paint a pictorial mural to give your place scope

 

Give your title something snappy that you want to communicate to your prospective customers. What do you want to say? Is is the comfort, is it the view...as examples

 

Also - look at you amenities, You need to score highly on amenities... kitchen facilities, cooktop, oven, is it well equipped etc. Do you provide and say breakfast things. Take pictures and tag them appropriately. Think about using refillable "pretty" toiletry containers in your bathroom and use Eco-Friendly toiletry brands that people might know of that have a "story" of their own. Use the same eco brands as your cleaning products

 

What else do you provide?

 

Linen?

Towels?

Toiletries?

Cleaning products?

etc

etc

 

Make sure you tag these and if your not supplying them think about supplying them

 

The more things you provide that's make sense and tag in amenities the better and higher your rating becomes

 

Check out on Youtube how "Guest Favourite" ranking works. Not good enough just being a Superhost. To get on the first page of results you gotta be a Guest Favourite AND you gotta get t he Gold Cup. Go check out how to do that. There's some good videos on that

 

1st Page of Search results is key - 50+% of all Airbnb booking come from the first page

Thank you so much for this detailed review.

I have changed the title and leading photo so many times nothing seems to work.

The apartment has magnificent views,very spacious and has convenient amenities like a heated pool and fitted gym.

I have led with such descriptions zero traction.

As for Amenities i provide more than most hosts do speaking from experience and yes i checked this is why my first listing did so well.

I just need guests to be able to experience it i genuinely think its search engine optimization issue and i cant get bookings with no reviews.Without reviews cant get optimized 😂

Anyways i will keep changing the cover photo zoomed out and a good description hopefully we get some  clients.Thank you so much 💙
