I would suggest everyone mentions pictures.  In your case it is labeled kitchen but your photo is 1q burner,

It says 3 guests but only shows 1 bed.

If a small family invest in smoke and carbon detectors, not expensive.

In India I would know what is a homestay and your area.  If most of your effected market is foreigners, in the U.S. a studio.  Write your listing to attract potential market.

Most of us understand country law about only married couples.  What can be intimidating

is what do I need to comply?

My advise to new hosts - ALWAYS CRAETE YOUR WON AIRBNB LISTING, even if using a management company. Don't let them create the listing for you as you are giving up any control you have.

If they insist on creating the listing, use someone else. Otherwise the reviews belong to them not you, even though it's your property.  Having issues with Guestable - and Airbnb is no help - because Guestable made me meet them to take 'live photos' with my drivers license to send to Airbnb for security purposes, so airbnb thinks I own the listing, but really, Guestable has taken all the power and I am blind as to what is really going on in our property and with the finances. We are supposed to 'trust' them. I rue the day I heard about this $#@? company.

This is great advice!!

To add to this, I would make sure ALL short term rental permits or anything legal are in your name as well. Do not pay the property management company tons of $$ to get the permits for you for them to have to null them if you leave them.

You would need to restart the whole process and depending on your location, get on the waitlist again.

Get the permits yourself, and then you will have a fully STR licensed property even if you switch!!
