Bought this penthouse a year ago and we do not use it during the summer time. I have changed some furniture to more modern look. I do not have enough bookings. The price per night is according to price tips.
Could you please give your honest advise.

I think though i had to dig to see amazing highlights.
Your exterior, terraces off bedrooms, and your views. Wow!
Your luxury type listing, things like plates and silverware, I just would assume the rental provides for me a distraction from what really is awesome. Multiple pools wow!
Change your focus I am interested in luxury show me primarily all your highlights that I will love feeling spoiled for 7 days.
Then because low conversions lately Airbnb Search says low traffic which lowers where you are displayed, a little effort fixable because gorgeous property.
Update the listing regularly Airbnb Search looks to see if Host active. Any change that prompts you click save, changes Date Modified. That is what the computer reads ro see Host active.
You mention nearby popular areas. General Internet Search Engines read the Airbnb website. They display based on matching Keywords searched. Create Airbnb Guidebooks, about the attractions and sprinkle Keywords that your potential Guest would search for accommodating six, family friendly accommodation, or luxury accommodation near XX.
I suggest especially if your promoting kid friendly, smoke detectors. Parents notice that and their children especially sleeping that is a big deal.
You need 1 more review, once you have 3 you can use Airbnb Custom Discounts. You discount certain days 20% Airbnb markets your Sale days.
Until then the other thing you can do is create the Airbnb Custom Link. Then just various travel or vacation groups, a beautiful picture and that link. You reignite your traffic and then Airbnb Search will react and display you higher.
When a Guest searches on Airbnb yes price makes a difference but just as important is your title and cover photo are what a Guest sees that encourages clicking to even look at your ad. One has to think about price also, you have an amazing property don't compete with economy listings different markets.

I have had hard time taking pictures from outside showing really the eye catching view. I am right now in Espoo home and cannot change asap. I can though remove pictures of dishes, mainly I took them to show you have them to eat well and if missing I remember.

I have totally forgotten privacy. This is so unique in this resort, no other property has that silence and peace though as close to the pools. I will redo the text and try to emphasize thru pictures.
