How to avoid guest misunderstanding between ‘villa’ and ‘portion/floor’ listings?

I have a property where each floor is listed separately with private entrance.

 

Some guests still assume they are booking a full independent villa, which creates confusion and sometimes cancellations.

 

How do you clearly communicate this in:

- Title

- First 2 lines of description

- Photos

 

Any proven wording strategies would help.

This is a very common challenge with multi-unit properties—I’ve seen similar confusion happen when expectations aren’t set immediately.

 

What tends to work well is making it impossible to miss in the first few seconds:

 

Title

Be very explicit, even if it feels repetitive:

“Private Floor in Villa | Separate Entrance | Not Entire Villa”

Clarity here is more important than being “catchy”.

 

First 2 lines of description

 

Use a direct, no-ambiguity statement right at the top:

“This listing is for a private floor in a villa, not the entire property. Each floor has its own separate entrance for privacy.”

 

Guests often don’t read beyond this, so this is your most critical space.

Photos

 

Add a text overlay on 1–2 key images:

“Private Floor Only”

Include a simple layout image or caption showing:

“You are booking Floor X (highlighted)”

Extra (very effective)

 

Send a quick confirmation message after booking:

“Just to reconfirm, you’ve booked a private floor (not the full villa). Hope that works perfectly for you.”

This alone can prevent most issues and gives guests a chance to clarify early.

I can clearly see now that the issue is not just wording, but making it immediately obvious within the first few seconds.

 

I’ll update the title, first lines, and photos to clearly state that it’s a private floor with a separate entrance, not a full villa.

Take a look at the different choices Airbnb give you to describe your unit under Property type when in host mode

If you selected "villa" from the outset, then this description will continue to show under your listing unless you choose something else (Secondary unit ==> Guest suite maybe?) so experiment with the different possibilities to see which description best describes your listing.

Yes, that makes sense. My units are independent floors within a house, each with a separate entrance, so describing them as a secondary unit or guest suite is more accurate.

 

I’ve started updating the titles and descriptions to clearly reflect that it’s a private floor, not the full villa. I will also review the property type settings to ensure they align properly.

Yes, I’ve now updated my listings based on the helpful suggestions from the community. I’ve made the titles more explicit and added clear wording in the first lines of the description to state that it’s a private floor with a separate entrance, not the entire villa.

 

I also plan to update my photos with text overlays to make this even clearer for guests at first glance.

 

The feedback here has been very useful, and I’m already seeing how important it is to set expectations in the first few seconds.
