Hi folks! hope you are doing good i wanted to know my property publicaly publish and listed i am new on air bnb
Hi Everyone,
I am Giuliano. I live in Australia for the last 20 years, however I am originally from Brazil.
I have a passion for outdoor adventures and water sports. I love nature and wild life!!!
I started on Airbnb 2 month ago and have recently have a huge drop on bookings, which I have not yet figured out yet.
I would love to have your critical input on my listings.
This might help me understanding any key points to be considered.
cheers
Giuliano

Hello @Giuliano178 ,
Luckily there are things you can do to present your space better.
First I’d kindly suggest going through the host guides. They offer not only design ideas you can adapt but also advice on other important topics like choosing a listing name and how to get more bookings.
In my opinion the photos could be improved. Make sure all the lights are on to brighten the space.
The house could also use a bit more warmth, maybe a carpet or some cozy touches. You mentioned that you enjoy nature activities, but that doesn’t come through in the space. Why not bring that passion in somehow? I like music, so I dedicated one wall to it. Personal elements help guests imagine themselves living there. You are not a hotel.
That also applies to the TV. It’s a nice TV, but would you invite friends over to enjoy a football game with the current sofa setup?
There are lots of small things that could make the space feel much better. It has a lot of potential.
I’d also recommend changing the title completely. Right now it doesn’t create any emotional connection. “Dolphin” feels random, especially since there’s no reference to it in the space. “Guesthouse” is already used by Airbnb so it’s redundant, and saying House 1 and House 2 doesn’t really help differentiate between them.
To be honest I would consider pausing the second listing for now and focusing on making one really great.
Also think about adding an outdoor table with four chairs. After watching the sunset or relaxing in the evening people might want to sit outside and have a drink.
Try to imagine how someone who wants to fully enjoy the space will use it.
I hope you’ll find something in my ideas that’s useful.

That's awesome @Guy991 !!!
Great input!!!
The outdoor table is in my plans.
Pausing one listing has been on my radar for while. After you said that, I will do it for sure.
Listing Name, i haven't thought about it. I will take your advice .
The TV area, not sure what to do as it is a narrow space. I can't fit any large cough.
Thanks again
Giuliano
Hello @Giuliano178 ,
Try placing the sofa where the TV is currently, and move the TV to the opposite side so it faces the sofa. Alternatively, you can keep the TV where it is and simply turn the sofa to face it. In either case, use another piece of furniture to protect the back of the TV or sofa while also helping define the dining area. Choose something functional, like a unit with drawers or open shelving facing the dining table, so it serves both spaces. On the side that faces the dining area, you can place items like plates, books, flowers, or any other decorative things.
