Hey. I have a long-term stay and I've been paid one (of three?) installments. The booking is about 3 months and I got $3,900 of $11,222. Will the other two payments come out monthly?

Using a browser, if you go to the message thread with the guest and look at the right hand column 'reservation details' and scroll dow, you will find a section called 'host payout'. Click on 'show breakdowns' and you will see the dates for the payments.
Jimmy412. Its always a good idea to read all the articles about setting up an Airbnb especially about pay outs, when they are paid and how much. The monthly payouts are just that monthly as in four weeks . the first will paid on the day after the guests arrive and the next the second day four weeks hence etcetera. final payment if four payments will be the residue....If you are renting for such a long time then its best for you to arrange a weekly clean , linen changeover and rubbish removal , and charge an extra fee arranged with the guest, or gratis if you wish. This allows you to maintain the property corectly during longer stays and also maintains the status of it being a serviced place not just a rental, as a lot of damage can occur otherwise....H
By the way Jimmy . Good Luck as you are just starting out and often newbies are targeted for long stays ,so keep in charge and on the ball. Make sure everyone in the booking gives you ID and that all have access to all house rules. Make sure you have lots of arrangements for trash and maybe add clothes baskets to each room, over a long stay you can provide larger bottles of product like shampoo etcetera to start but make it clear about which products they must purchase for themselves. Provide two toilet rolls per person per week for the first week and two towels per person ,change linen midweek or a prearranged time , while eveyone is out. Leave your contact details in a prominant spot and arrange to liase with 'the head of the household' about any issues or arrangements.... H

@Jimmy412 Airbnb will only try to collect the 2nd months rent halfway through the first month. If there is any suggestion the guest hasn't paid then kick them out quickly after the first month unless your local laws have created a tenancy.
