I’ve gone live couple  days ago and as i look for my listing it shows down in the bottom even the places not in the specific town are higher on

Hello, try using the 1st time host discounts offered by Airbnb. They allow you to give a discount to the first 3 or so guests who book with you, that ends up listing you higher and you would appear in more searches. 

@Dorota74  Lovely space!  I love the bathroom and green cabinets, so pretty.

 

You state that you have a fenced in backyard, this is a huge amenity.  I would be sure to include this in your listing pics as well as title.

 

Your listing description is rather short and non descriptive.  There is so much more you can add to it.  Speak about the attractions in your area.  What attractions are very proximal to you?  Include those in your description.  Why do guests visit your area?  What do they do when they are there?  How will they feel staying in your home.  Speak to these guests.  When people travel to an area, they are traveling there for a reason, beach, parks, museums, vibe, culture etc.  Your listing is ancillary to their visit, not the reason for their visit. 

 

I would include 1-2 full room pics of each bedroom, 1-2 full room pics of living area so guests can get a feel for the space.  Less zoomed in pics of things in the home, guests don't care about that. 

 

They want to be able to see themselves using these rooms.  Does bedroom have a dresser to store their clothing, does it have a closetnto hang their dresses.  Does living room have a comfy couch or seating arrangement, is there a TV and how big is it. 

 

You've used up your listing title with information that has already been filtered for by guest.  no need to add 3 bedroom, or home with driveway.  You have onsite parking so that is filtered for.

 

An example listing title would be

Fenced Backyard Minutes to XX  Walking distance to XX Heart of Stamford.  Just make sure not more than 50 characters.

 

Enlist the helpf of Chatgpt to help with that listing description.

Here is a prompt for chat:

 

"I have a stylishly designed 3 bedroom 1 bath home located in a quiet neighborhood in Stamford UK.  I also include parking and fenced in backyard.  Guests visit my area to XXXXXXX.   Please write me a compelling Airbnb listing description.

 

Then watch what happens  😀  it will get the creative juices flowing and make good suggestions for you.

 

We know that guests don't read  much however,  the Airbnb AI bots read everything and that's what matters. The AI decides when and to whom your listing is shown to.  The more info you have the more guests it has the opportunity to show to and be a good fit for.
