My luxury home in the Black Hill of South Dakota has recently had a serious drop in rentals or even inquiries.
Wondering how others are doing.
To make matters worse, AirBnB lowered my status from Super Host because of it. That makes NO SENSE in my thinking. Lowering my status effects my exposure on their site. How does that help either of us?
Is this how AirBnB supports their hosts?
@Randy609 your status did not drop because you received fewer booking however it is a side effect of that. Please keep in mind that Airbnb does not care how many bookings YOU get, they only care if the guests are finding what they need in your area.
Also keep in mind that the status barely effects you. I lost mind for a while during the pandemic, I do not think it effected me that much. Your reviews are amazing, that's all that you need.
There are multiple threads that help hosts improve their search placement. You can go as deep as you want- there is even research on the word count.
Your outside pictures are great but your inside pictures could use a professional touch. Changing pictures would boost you in search. I do not know if this is the case any more, but it used to be if you made a small change daily, it would boost you each time so I would upload one picture a day to get the boost.
Good luck!
@Randy609 Your home is truly awesome. I recommend deleting the 3 pictures displaying motorcycles and cars unless they’re part of the package (😂) and also the motor cycle clan (not needed unless they’re part of the experience) 😁.
I did a search and Temple and Belton have some beautiful homes. It may just be that with inflation keep rising, people aren’t traveling as much.
First off, this house is in the Black Hills and not Temple and the biggest most important event of the year is the Sturgis Rally. The photos of the garage with Corvettes is just as important as another huge event is the car shows throughout the summer. The pictures says I’m biker friendly which is critical up there. I have NEVER had even one day not booked for this event at least 1.5 years out. AND at more than twice my normal summer rate😉.
you may be right about inflation but doesn’t seem to effect my bookings thru VRBO.
I don’t want to be rude but I’ve been in advertising and marketing for over 45 years and think I know how to do this better than most. THE SUCCESS of this rental started day one and I only said that Airbnb rentals have fallen off. I really don’t need their site and only added it 4.5 years ago. It did very well during the pandemic but had not previous to that compared to VRBO.
I was ONLY questioning the logic of Airbnb demoting my status. It’s bad business on their part in my opinion.
FYI, Airbnb sent me an email about lowering my status BECAUSE inquiries, bookings, have fallen off for me thru them.
So Inna22 you are mistaken
this is the criteria for Superhost: overall rating, response rate, # stays, cancellation rate.
Are you saying they also include inquiries? Did they actually confirm that?
@Randy609
I had one cancellation by renter in 4 years that was non Covid related, response rate with 2 hours or less always, and 100% 5 star ratings and a LOT more stays in the past year and already booked than what you posted as their requirements.
Not sure about inquiries and shouldn’t had said that but the rest is correct. I just feel insulted. They absolutely pointed out that my bookings have fallen off. Meanwhile my prime season bookings are and have been full for over 6 months.
