New Listing-Only 1 booking-help?

We have been on Airbnb for a couple of months and only had 1 booking. We hadn’t lower our rates to get that one. Can you guys review my listing and tell me what may be wrong and some tips for what I might can do?

Honestly your listing looks amazing, I'm booking this any day if only it shows up in my feed , because the pictures are just amazing and i can see real value when i take my time to go through.

 

So the question becomes how do we get this to as many eyeballs as possible

 

1- Main Header needs to be tweaked to highlight the rare finds and unique selling points of your property,. I'm seeing beaches in the detail and then some private suites, these are things that make your listing unique so needs to be on full blast.

 

2- Pricing -I'd really look at competitive pricing at the minute just to get some bookings under your belt and get your 5 star reviews and once you get about 5 of those Airbnb would now list you as a " guest favourite" and a rate find and you would start appearing on the first page

 

but really you have an amazing place good luck with it

Overall the listing looks great! Well done! 

 

I see you mention private beach access. Maybe a picture from the property showing the distance from the house to the beach might be helpful.  

 

I would highlight entire home as a feature but maybe not in the title. I use that space to sell the vacation. Our listing is 'Immersive Forest Experience' or 'Fall Get away in GA Mountains.' We change it time to time to keep it fresh - updates are recognized by the algorithm. 

 

Have you compared pricing to other listings in the area?  If you had to lower the price to get the one maybe you are pricing a little high?

I suggest you one thing open your instant booking.

Make your price high and give the promotion discount then customer attract to your property.

it was short term only 2 nights. It was a bridal party. I lowered my price to get a booking to gain a review. I left a welcome gift for the bride and groom, I answered all her calls and text within moments or first ring-her questions were do you have a lint roller, do you provide hair straighteners, do you have baking soda and flour, how do I start a fire in the fire pit. 😬😅 I asked them if they had a good stay and were pleased to leave a review-she said she would but hasn’t. I feel like I jumped thru all the hoops just to get a review that in the end she wouldn’t take the time to do. It feels so defeating. Also I am conflicted about leaving a review on her-they left all my doors unlocked to the property, left all the lights on and smoked on site while that is clearly a violation of my rules.

Very nice listing! It looks really good!

You already have some great suggestions here but I would also remove half of the pictures (it is a lot of pictures for a potential guest that might look at 2-3 or more listings at the same time). 
I would also remove the photo tour so that your exterior/outside environment can be shown first.

You can also drop the price to minimum (maybe shown as a discount) to get 2 more (5 star) reviews and then get shown as a 5star on first page!
