Nightly Rates Not Reflecting Correctly After Turning Off Smart Pricing

Hi everyone,

I recently turned off Smart Pricing on my listing and manually set my nightly rates. However, the rates I set are not matching what guests see on the dashboard.

I’ve already double-checked my calendar for custom prices or overrides and confirmed that Smart Pricing is off. Despite this, the issue persists.

Has anyone experienced this before? Any tips on resolving it?

Thanks in advance!

Hello @Yee141

You have two prices structures in place for your listing - a non refundable rate that gives guest a 10% discount and your normal rate.  Guests also see your cleaning fee and the Airbnb commission they are charged.

What price are you seeing your end Yee?

Hi @Yee141

On your calendar, select a specific date range. At the bottom of the screen that comes up, you will see the words Guest Total. This total will be higher than what you charge. You can click on the words Guest Total to see a detailed breakdown. The first line shows the price you charge, followed by the other line items that are added to the guest total.

(At the bottom of that calculation you will also see "You earn", which is the amount that you will receive as host.)

Hi @Yee141

Shelley and Joelle have shared some advice with you, did you get a chance to check it out?

I hope it helps you understand the prices shown better, however if you have any more questions, please let us know. 🙂

Have a lovely day,

Emilie
