Airbnb New Listing Discount Really gets you started
Say Condo instead of Rental Unit. lol
Now think what is your target market? 4 Adults in a 1 bedroom condo doesn't bring luxury to mind more economy I am trying not to spend. Haha
You may have 2 sleep sofas but your condo setup and other furniture in the pictures I could not see the capability to use both at the same time and even setting up one there is furniture you have to nove somewhere. If your target is primarily a couple and possibly a couple with a younger child. Actual beds cut to 2. A week 2 younger children 1 bed is fine.
Be priced for both markets, price for 2 guests an additional charge for guest 3 and 4.
Remember since majority of guests will probably be foreigners tell them about your location. A guests mindset is a week enjoying the central area of a foreign country. Couples sights, dining and night life. If someone has younger children anything specifically family orientated.
Talk about if no need rental car because central. Nice to not have expense and not everyone is comfortable driving in a foreign country.
Hi @Sheikh-Sarab0!
Welcome to the Community! I saw the listing and it looks amazing! I'd love to have a swim in that pool. 🏊 The views that you added in one of the pictures, is that what you can see from your apartment?
I'm going to tag some members to see if they can help you with any advice: @Lorina14, @Marie8425, @Guy991 and @Patricia2526.
Thank you everyone!
Best,
Alex

Thanks for your suggestions would you also recommend to take professional pictures
Hello @Sheikh-Sarab0 @Alex ,
I agree with the other host. You do not want six people in your apartment because that is not the type of guests you want. A couple with one child is fine, but not more than that.
Also, flexible check-in does not work with an 11:00 checkout. Guests will think they can arrive at 08:00 because it says flexible, and you might still have guests there. Unless you block a full day before and after each stay, it is better to set check-in at 15:00, which is the standard. I do not even understand how the app allows this.
In one place you wrote a maximum of four guests, but then in the description you allow six guests. Avoid confusion as much as possible. Consistency is very important because misunderstandings are one of the main reasons problems with guests begin.
In my opinion, your pictures are great and there is no need for new ones.
Welcome to the community center! You have a beautiful listing. Here are some suggestions, please take whatever make sense to you:
-You may want to have better lighting in your bedroom photos (they have a yellowish hue).
-You could take pics on a sunny day and open the curtains and see how the pics show up. I always open curtains, turn on all overhead lights and lamps for best photos.
-You could consider a couple of side table lamps for the bedroom, we have touch lamps that are convenient for guests when reading or lounging in bed before bedtime. That way they don’t have to get up to turn off the lights but you may also have a switch right next to the bed.
-Take out pic 6, it doesn’t really add to your photo spread as it shows the top of a building and how tall but you could easily state in your listing what floor you are on.
-Pic 11 consider a small table with a plant or something decorative as the pic is a little bland with a concrete balcony and black chairs.
-Pic 12 doesn’t really add to your photo roll, I would remove it
-Pic 23 - take out the toothpaste - you can leave it in the drawer or medicine cabinets but not in the photos
-Pic 25, the coffee table line doesn’t line up with the table the tv is in or with the tv. Try to make them line up somehow as my eyes were drawn to the coffee table line being off.
-Pic 26 you may want to push the drawers on the left in and do another photo. Additionally you could put a mat over the silver (drain?) near the sink (it looks a bit odd as my eyes were drawn to that area of the pic as your floors are beige, your cabinets are brown then there’s a pop of silver in the floor)
-Pic 28 - while it’s nice you tried to show the bucket, broom and cleaning bottle with the washer, it’s best to tuck them to the side of the washer when taking the pic
-Pic 30 - you can list these in amenities but I don’t think you need to have a pic in the listing to show that they are there. I have a house manual that states where every amenity is it how to use it.
-Pic 33 and 34 are duplicates
-I also noted that under amenities it states no hot water (is this true), no heating (I don’t know if it’s typical in Dubai to have no heating due to climate as in Hawaii where I grew up we had no heating but my mom had a small space heater).
-A carbon monoxide sensor is was to purchase online and put in your unit as many travelers are now cautious about this due to bad press of traveler’s dying in resorts because of carbon monoxide poisoning (odorless, invisible).
I loved your opinions still people in world exist which allows themselves to give their precious time to people who are struggling in field
You’re welcome! It did take time to thoroughly review your listing and I’m glad you appreciate the feedback. I don’t agree that one needs professional photos all the time - it can be helpful but one can get by with their own phone, one just needs a good eye, good lighting, and a good phone camera. All of my listings were taken with my phone camera on bright sunny days.
When you update it, please type @nameofperson and it will flag the person in their notifications that you mentioned. Let me know and I can take another look when you update it. Have a great weekend!
