Best Practices in Finding a Property Manager @Dawn1155
When looking for a reliable property manager, here are some best practices to keep in mind:
Look for Local Experience: Choose someone who understands your area’s short-term rental market. They’ll know the competition, pricing trends, and guest expectations.
Check Reviews and References: Ask for references or look for reviews from other hosts. A trustworthy manager should have a proven track record.
Ask About Services Offered: Make sure they cover everything you need — guest communication, cleaning coordination, restocking supplies, maintenance, and pricing strategy.
Evaluate Communication Skills: Great communication is key. Choose a manager who is responsive and transparent.
Understand Their Fee Structure: Some managers charge a percentage, others a flat rate. Be clear on what’s included and what might cost extra.
Check If They're an Airbnb Co-Host: Using an official co-host ensures they can manage your listing within Airbnb’s platform, giving you better control and transparency.

You say it's important to look for property managers with local experience but are offering your services when you are in India and the owner has a property in the US @Elegant-Homes-Retreat0
I agree @Dawn1155 @you need a local property manager who is experienced at listing in your location. Look for super hosts with great reviews and ratings .
you can use the new Airbnb cohost database to find approved Airbnb cohosts.

I understand some may question how someone based in India can effectively manage a property in the US, but I think it's worth considering that quality service doesn't always depend on physical location. With the right systems, communication tools, and a trusted network of local contacts, a remote property manager can still deliver excellent results.
That said, I do agree with @Dawn1155 — having local insight is important. So, if @Elegant-Homes-Retreat0 has experience managing US-based listings and a reliable team on the ground, they could very well be a great option.
The Airbnb cohost database is also a useful tool for finding both local and remote cohosts with strong track records. @Helen3 @Elisa

Sorry as someone who has been hosting for nine years and cohosting for five years I completely disagree @Elegant-Homes-Retreat0
with the greatest respect you don't have the experience of being either to assume the quality of the cohost service doesn't depend on your location .... it absolutely is a key factor
1. how will you build relationships with local contractors
2. how will you carry out spot checks with cleaners
3. how will you be at the property if there are maintenance issues
4. how will you go to the property to evict problem guests
To name but a few issues .

Hi @Helen3 ,
I completely agree with your points, and thank you for sharing your experience. I truly appreciate your insights — as someone with years of hosting and co-hosting experience, your perspective is very valuable, and I’m happy to learn from you.
That said, I also wanted to mention that the virtual co-hosting model is becoming more common. While it can't fully replace the advantages of being local — like handling maintenance issues or doing in-person spot checks — it can still work effectively when supported by a reliable local team and good communication.
If you're happy to guide or support us, we would be truly grateful and eager to learn from your experience. There's always room to grow in this space, and exchanges like this are incredibly helpful for all of us.

Hello everyone, @Helen3 @Elisa @Alex
I'm from India and I'm very interested in learning more about Airbnb and co-hosting. In India, many people are still unaware of how to create a great Airbnb experience. I've been learning through YouTube and Airbnb’s Resource Center, and now I’m eager to grow by helping others.
I'm happy to work as a co-host — even for free — just to gain experience and improve. If anyone is willing to guide or teach me, I would truly appreciate the opportunity. This is something I’m passionate about and excited to be part of.
Thank you all!
