I have a 2800 square foot house downtown in a lovely resort town in the mountains of Colorado. The lot is huge and peaceful. I occupy about 300 square feet of the thing.
I'd like to make the downstairs half of the house - about 1500 square feet - into a great 30-day+ rental. What are some of your top recommendations for doing that?

@Nathan3556 Before going to any expense I would research if Airbnbs are legal in your neighbourhood and what permissions you need for the conversion. I would also consider a Realtor rather than Airbnb as you may be creating a tenancy and you are far better protected through a Realtor.

Thanks for the excellent input. Leases that are longer than 30 days are legal and I can stipulate that in availability.
The laws on tenancy vary by State in Colorado, and they're rarely even enforced. There were 8 illegal immigrants living here when I bought the place in 2012...
