Review my new listing

Hi, I'm new to hosting on AirBNB and would like you guys to review my property newly added in here. I'm happy to have received my ver first booking in couple of hours after going live. I'd love to understand how others host or the guests perspectives clearly. Thanks for the help!

Listing says: 4 guest maximum

Description says : up to 4 adults and 2 children.

But children (ages 2 to 12) are counted in the booking form as guests.

Infants (below 2) are not counted

Should I change it to 6 guests?

Since we have shower in only 1 toilet, it may not be appropriate for 6 adults, is the issue.

Since you asked for an honest opinion, I think the main opportunity is to give the property much more *character and emotional atmosphere*.

Today, guests are not only choosing a place to sleep - they are choosing *an experience and a feeling of being somewhere special*. And in your case, you have a huge advantage because the destination itself is India: a country of incredible colors, contrasts, textures and culture.

At the moment, the interiors feel a little too neutral and generic to me. I would love to see:

🌿 More greenery and tropical plants
🖼️ Artwork or local-inspired decor above the beds
💡 Bedside lamps on both sides of the beds
🎨 More colour and contrast through textiles, cushions, rugs or curtains
🌴 More authentic Indian details, textures and materials
🌇 More emphasis on the view from the windows and the surroundings
📸 A few stronger photos showing the building, exterior and atmosphere

I wouldn’t necessarily make the design “more decorated” - I would make it *more distinctive and more connected to India*.

Guests should be able to look at the photos and immediately imagine themselves there: waking up in India, feeling the colours, the culture and the atmosphere. That emotional connection is what makes a listing memorable and helps it stand out from dozens of beautiful but generic apartments.

So my direction would be: *less generic, more India. Less “just accommodation”, more “an experience”.*

P.S. One small practical point: if bed linen and towels are included in the price, I would make this very clear in the listing. Guests appreciate knowing exactly what is included, and it helps avoid unnecessary questions or misunderstandings.

Agree with the really good advice given.  I would implement as much of what @Oksana127 has mentioned as possible.

In addition, when budget allows, I would look to improve the photos by using a professional photographer.

And until then, you can work on taking updated photos on your own and just try to get better angles and more balanced shots. And no matter what, put the lid to the toilet seat down when you take a photo of the bathroom, please! ; )

@Idris67  I echo what @Oksana127  states.  You have good bones there, just needs some color to feel more welcoming.  You have two bedrooms and 2 beds.  I would keep the listing as sleeps 4.  If someone does inquire about a child or two, I would then offer up the futon.  

Listing for 6, they will be sorely disappointed with sleeping on a futon in the living room.

Thank you so much everyone for taking the time to review my listing and share such honest and helpful feedback. I really appreciate it, especially as this is my first experience hosting on Airbnb.

I completely understand the point about adding more character, colour and local touches. I agree that the property can feel much more welcoming and connected to some Indian vibes with some greenery, artwork, textiles and potraits. I’ll definitely work on these improvements.

The photography feedback is also very useful. I’ll look into getting professional photos with better angles and make sure the bathroom photos are presented properly! 😄 

Regarding the guest capacity, I think I’ll follow the advice to keep it at a maximum of 4 guests for now. Although the property technically has the space to accommodate children, I don't want guests to feel uncomfortable or disappointed, particularly with only one bathroom having a shower. I’d rather provide a comfortable experience for four guests than try to maximise the occupancy.

And thank you for pointing out the bedding and towels — I’ll make sure what is included is clearly stated in the listing.

I’m very grateful for all the feedback. Getting my first booking within a couple of hours of going live was already a fantastic start, and I’m looking forward to learning from experienced hosts and, most importantly, from my guests.
