Swimming pool on maintenance work

Hello everybody, I have a 28 booking for next February for my bungalow in a complex with community swimming pool (Canary Islands). The complex administration informed me that the pool will be closed in February for extraordinary maintenance work.

Question: what do you suggest to say to the guest who has booked? Asking if he intend to use the pool and if he says yes to offer a partial refund? 10% of what he payed?

Did any of you get a similar case? What are your suggestion? I would like to keep the booking...

@Cosimo105 As this is a major amenity I would offer an X% discount or the opportunity to cancel for a full refund. Only you can determine what X is given that only you can balance the loss of money with the loss of the entire booking. 20-30% seems fairer to me but it depends so much on the guest and the location of the property.
