I don't focus too much on the rules in my manual because I don't have many! I put the rules in my "house rules" section of my listing. They are mostly standard; no parties and no smoking, with one we added recently about not contacting us between 20:00 and 8:00 except in case of emergency. I did mention this extra rule in the house manual since it is nonstandard.
What I focus on in the manual is making sure they have everything they need to know to enjoy the space and our property, what we offer, and basic instructions of how to do things or where things are. It's quite extensive, about 4 pages long. I have grouped it in sections: the first section is centered and bolded, and contains the most important information: the address, our phone numbers, and the wifi password so they have everything they might need to know for an emergency. Then I talk about practical things to help orient them in the space - the fact that they have a gas stove and that we can show them how to use it if needed, where the extra blankets are located, how to use the smart tv, where to park, how to use the heaters, how we can handle garbage and recycling for them, laundry, etc.
I tell them what to do about cleaning (not much, I try to set myself apart by letting them know not to worry about it as I'm an experienced cleaner). Then I make sure to tell them about how they can enjoy everything we offer: art supplies, firepits, a kiln, bbq grill, walking our property, our ponds and creek (with a safety warning for children). The last part tells them about a few things about the area such as where they can grocery shop and hiking and water activities.
I didn't follow a template, but I did try to make the form of my document quite simple so it is easy to read. In making my manual, I tried to see things from the guest's perspective. I had a few different family members stay in the space before we listed it so they could suggest things to me and the questions they asked about how to do certain things helped me figure out what should be in the manual.
I think of it like this: I am a guest in a completely new place. What do I need to know to use the basic amenities most people use day to day (stove, tv, etc.)? What would I need to be warned about? What expectations need to be managed? Is there anything different about this space/property that people would need to be told rather than expected to figure out themselves? How can I make sure people know about how they can enjoy all the amenities that we offer (even if that info is in the listing, say, a firepit - it's one thing to know that there is one available, but where can they find the wood? a lighter? what fire safety things should they remember? etc.)?

I have created a detailed guest and house manual. My guests have responded favorably to them.
Yes, we provide a house manual with all the things that would be helpful to know about the place they're staying in, the appliances, doors, food, dishes, linens, and things related to that. We also provide a list of things to do and places to go and see. We also have a guest journal where they can read about and share their own experiences staying at our place.
I’m a new Airbnb host, and no, I have not done this, but it’s a great idea!
I send a digital guest manual or guidebook to guests three days before they arrive. This helps cut down on the common questions guests usually ask.

I have a house manual - it has house rules in it, emergency contact details, places to go and see, local eating out places, my favourite places, sightseeing ideas in the area....its in the house, I encourage them to read it to make the most of their stay..... however I don't send them a digital copy...... can I ask someone hiw this is done....I think it would be a great idea to send a digital copy as well 😀
I agree, I haven't been able to find a way to send a PDF copy of the manual without asking for their personal email address - Airbnb doesn't allow you to attach files.
Binder is left on kitchen bar, which includes a welcome note, emergency numbers, airbnb numbers, house rules and comment section.
Yes we provide a paper copy with our contact info, Wi-Fi name and password, checkout instructions and house rules. We also provide restaurant names, shopping centers, and grocery stores in the area with the distance from each. Lastly we offer some things to do close by (theatre, parks, hiking, local attractions).

We also send a message to guess reminding them to be sure to check it out. We place nearby restaurant menus as well.
