Hi @Natasha632 ,
First, welcome to the Airbnb hosting community. It’s great to see that you’re being proactive about your listing and open to feedback — that’s already a strong step in the right direction.
I did take a look at your property, and while it has real potential, there are a few key areas that could be improved to increase both visibility and guest appeal. Here’s a breakdown of what I’d recommend:
1. Listing Photos:
Guests make snap decisions based on visuals. High-quality, well-lit, and professionally edited photos significantly increase click-through rates. Try to highlight the most attractive parts of your space — natural lighting, tidy rooms, inviting angles — and ensure your thumbnail image grabs attention right away.
2. Title and Description:
Your title should be concise but compelling, highlighting your property’s most unique or desirable features (e.g., “Modern Cozy Stay Near Downtown | Free Parking”). The description should not only provide important details but also paint a picture that helps guests visualize their stay.
3. Pricing Strategy:
Make sure your nightly rate is competitive based on your location, amenities, and current demand. Consider using dynamic pricing tools that automatically adjust your rates depending on seasonality, local events, and booking trends to maximize visibility.
4. Search Optimization (SEO):
Airbnb’s search algorithm favors optimized listings. This includes having a fully filled-out listing, accurate amenities, consistent calendar updates, and responsive host communication. Using keywords in your title and description that match what guests are searching for also helps.
5. Guest Experience and Appeal:
Small upgrades — such as soft lighting, a few tasteful decor pieces, or offering extras like coffee or a welcome note — go a long way in setting you apart. It's about making guests feel at home and cared for, even before they arrive.
Would I book your place?
With the right tweaks in presentation and positioning, absolutely. The foundation is already there — it just needs some polish to increase appeal and drive more bookings.
If you'd like, I’d be happy to provide a more in-depth analysis or help optimize your listing step by step. I’ve worked with many new hosts and seen how small improvements can lead to significant increases in visibility and revenue.
Let me know how you’d like to proceed — I’m here to help.
Hi @Natasha632 ,
Your listing is amazing! Attracting guests to your Airbnb listings involves a combination of effective marketing, competitive pricing, excellent guest experiences, and leveraging the strengths of your properties. Here are some strategic tips and solutions to help boost your bookings:
1. Optimize Your Listings
High-Quality Photos: Ensure your listings have high-resolution, well-lit photos that showcase the best features of each room and common areas.
Detailed Descriptions: Provide thorough, accurate descriptions of your space. Highlight unique amenities and any special touches you provide.
Update Regularly: Keep your listing information up-to-date, especially regarding availability, amenities, and any improvements.
2. Enhance Guest Experience
Fast Response Rate: Respond promptly to inquiries and reservation requests to increase your chances of booking.
Personal Touch: Consider adding personal touches like a welcome note, a small gift, or local recommendations to enhance the guest experience.
Amenities: Ensure your space includes essential amenities along with pleasant surprises like high-speed Wi-Fi, streaming services, and gourmet coffee. Additionally, consider providing items that guests might enjoy during their stay, such as board games and quality cookware.
3. Competitive Pricing Strategy
Special Offers: Consider offering discounts for longer stays or last-minute bookings to attract more guests.
4. Increase Visibility Through Marketing
Social Media: Utilize platforms like Instagram, Facebook, and Pinterest to showcase your property. Post attractive photos, share guest reviews, and highlight local attractions.
SEO for Airbnb: Optimize your listing titles and descriptions with relevant keywords that potential guests might use when searching for a place to stay in your area.
Local Partnerships: Collaborate with local businesses like cafes, restaurants, and tour operators to offer special packages or promotions. Or you can simply add a picture of the restaurants, or highlights in your area such as the tourist attraction/s.
5. Leverage Reviews
Encourage Reviews: Prompt guests to leave a review after their stay. High ratings and positive reviews can significantly boost your listing’s visibility and attractiveness.
Respond to Reviews: Respond professionally to all reviews, thanking guests for positive feedback and addressing any negative comments gracefully.
6. Utilize Airbnb Tools
Instant Book: Enable Instant Book to allow guests to book your place without prior approvals, making it easier and faster for interested parties to secure a reservation. Make sure to turn on the settings to only accept reservations from guests with no negative reviews. Details can be found when you go to the Instant booking settings of your listing. Superhost Status: Aim to achieve and maintain Airbnb Superhost status, which can greatly increase your listing's visibility and appeal.
By implementing these strategies, you can increase the visibility of your listings, attract more guests, and ultimately, boost your bookings. Each strategy will vary in effectiveness depending on your specific location, type of property, and target market, so it’s important to adapt and refine tactics as you learn what works best for your situation.
Finally, yes! I would book the property should I be in the area. You got this 🙂
I hope you find this information useful.
All the best,

Suggestions just my personal views:
I think your amenities for the room rental need to be reviewed, it says you don't provide hot water or toilet paper.
I can tell same pictures so if I rent just the single bedroom who is in the other bedroom?
If I am using a pool or the beach laundry facilities are a must instead of for an additional fee can you build into your pricing?
You highlight the beach and another fee to access I would think the beach vicinity is what is attracting me. Another surprise fee is not a plus.
Hi @Natasha632 , Have you had a chance to review Marie and Alicia's advice? Have you thought of making any changes to your listing based on these tips?

I also noticed that the first few images on your listing appear a bit dull due to low lighting. High-quality visuals are essential—they're often the first impression a potential guest gets of your property. In my experience managing short-term rentals for over five years, I’ve seen firsthand how professionally edited, well-lit photos can significantly increase views and bookings. Investing in better imagery isn't just about aesthetics; it's a strategic move that enhances your listing’s appeal and credibility.
Learning from experienced hosts in your area can be incredibly valuable. At times, bringing in experts to handle specific tasks—whether it’s marketing, guest communication, or listing optimization—can make a big difference.
As a host, your primary goal should be twofold: keeping your listing consistently booked and ensuring guest comfort.
In my years as a property manager and virtual assistant, I often engage with guests at the properties I manage. When I ask how they found the listing, several mention referrals—because a previous guest had such a positive and comfortable experience, they recommended it to someone else. That’s the kind of lasting impression that keeps your calendar full.
I would to answer more questions from you, if there is any but in the meantime I hope the answers provide helps you in your listing.
Thank you so much !
