The Price Calculator is a well hidden feature inside the calender. It shows you (the host) in detail what guests have to pay for a selected time period, and also what you will be earning. But using it today I noticed a glitch:
It does not add VAT to the Guest Service Fee !
i do not have to pay VAT on the Host Service fee (due to having a business account), but offcourse the guests have to pay VAT !
So the Price Calculator assumes i am going to book my own listing ?
@Emiel1 Isn't the VAT on the next line down immediately below guest service fee?
That is the VAT (+ the Tourist tax) added to the renting price (9% VAT in The Netherlands for accomodations when having a business account).
When I anonymous (not logged in) simulate a booking for same dates, i get the right price (the Airbnb Guest Service fee is now including VAT (21 %):
It is a glitch in the Price Calculator.
@Emiel1 I hope you sortes this out 🙂 I am interested to know does ABB sends you VAT?
Airbnb need to make the PriceCalculator reliable and easier to find !
it use it especially for creating special offers.
Your question:
Yes, every reservation has two payouts:
1 Accomodation price minus the host fee (3%, without 21% VAT charged on the host fee to me because of business account)
2. The VAT on the accomodation price (9%) and the Tourist Tax (in the above example total Euro 18,-)
@Emiel1 so, you get accommodation price - host fee 3% - 21% VAT on the host fee
but do you also get The VAT on the accommodation price (9%) and the Tourist Tax?
Thank you, thank you, thank you Emiel1!!!!,
I have spent days trying to get help from Airbnb because I have a very unhappy guest!
My guest is booking a 4 month stay and we agreed on the total they would pay.
When I used this calculation feature for the special offer I trusted the amount shown as the total the guest would pay, including the Airbnb service fee.
I couldn't understand why my guest was seeing a higher amount!
I contacted Airbnb, however, the initial problem was because the guest had not yet accepted the offer the Airbnb ambassador could only see the amount showing in my (the host) side and assured me the guest would be paying that amount. The guest was unable to send a screenshot (due to the booking not yet being confirmed).
Finally after the guest confirmed the booking (with my assurance that I would reimburse them any difference) we sent the screenshot to the Airbnb ambassador and they merely replied that there was nothing they could do because it was system generated but gave no explanation. I was so frustrated because he was the one who had adamantly insisted the guest would pay the same figure I was seeing! So, I asked to speak to someone senior. When they did put me on to a specialist, she insisted that the the total I saw did not include the Airbnb guest service fee!!! I even sent her a screenshot showing that it did, but she continued to insist that it didn't!
This glitch and the treatment of the situation by Airbnb has been really surprising and frustrating.
I realised too that the VAT wasn't included in the calculation that I was seeing, but Airbnb hasn't acknowledged that yet.
I do hope they can fix it!
Sorry, further to your post. I do not have a "business account" but the VAT fee still was not shown in the guest total that I was displayed on the host side.
@Emiel1 please help here, I've never seen such a page!
I suspect it's only regionally available and I probably don't have it (there have been many features in the past that were not available to everyone), but it bothers me that you say it's "well hidden".
Where is it for you? Desktop or mobile? And you say you get to it from the calendar?
