What is the position regards lets in excess of 31 days?     Can a tenancy be unwittingly created?

@Carol6552  Absolutely. In most jurisdictions tenancy is established after one month. Nor is Airbnb set up with any safeguards for long term bookings.

In some American states tenancy can be created in 29 days and you surely don’t want that unless you have an effective long-term rental contract.

In addition my homeowner’s insurance won’t cover guests who stay more than 28 days.
