1099. Who issues what to whom?

  • I manage Airbnb properties on behalf of the owners.  I do not own any of these properties.

  • I am the listed Host on Airbnb; therefore, I receive all payouts directly from Airbnb.

  • I receive a 1099-K from Airbnb reporting gross earnings.

  • Each month, I deduct the following from the gross payout:

    • Reimbursable operating expenses (cleaning, supplies, handyman, etc.)

    • My co-hosting/service fee

  • I then transfer the net remainder to the property owner and provide them with a monthly income/expense report.

The owner reimburses me for both the expenses and my service fee — I am not retaining rental income beyond the service fee.

 

My Question: Should I issue a 1099-MISC to the owners?  Or should they issue a 1099-NEC to me?

My accountant and I have gone around this track several times.  I am trying to assist them with understanding the STR world.  They will get it, in the end, of course.  This is why I ask here.  To help them as much as I can.  Also, it is not a good time change CPAs.  Might do so in the future.   but not now.

My accountant and I have gone around this track several times.  I am trying to assist them with understanding the STR world.  They will get it, in the end, of course.  This is why I ask here.  To help them as much as I can.  Also, it is not a good time change CPAs.  Might do so in the future.   but not now.
