Critique my listing -Mo from Peoria, AZ

We are new to hosting posted home on site over 3 weeks ago and still no booking, please critique our listing

Whilst I abhor the misuse of emotional support animals to allow guests to bring pets I equally object to your rules with respect to service animals. Proper service animals are essential to the life and wellbeing of their owners and should be welcome in any home.

@Mp6  The remark about service animals in your House Rules violates the nondiscrimination policy, so if someone were to complain to Airbnb about it, your listing could get suspended. In this case, it's better just not to mention them at all.

 

One thing that might help attract more views is to change the lead photo, which appears first in search results. Exterior shots of the house are better suited to real-estate ads; for vacation rentals, you want to foreground the home's most appealing features and amenities. The listing mentions views of the mountains and desert, so some photos showcasing that would be a great addition. I'd get rid of the pictures showing a lone t-shirt hanging in the empty closet - that looks really weird and creepy.

 

Overall, the house gives off a general vibe that it would rather be a long-term family residence than a short vacation rental. I can't quite put my finger on it -  maybe it's those empty shelves and closets longing to be filled with people's books and treasures, or perhaps it hungers for a little more color and coziness to balance out the many shades of beige.

@Mp6  Maybe the $750 security deposit? Is this what you have listed as the Airbnb deposit, or something you charge separately?

My suggestion is to lead with the second photo, the backyard outdoor living space, as your cover photo.  It looks like a great listing to me. Another thing you could try if you like the idea is to offer a promotion discount for the first three stays.  It was an Airbnb suggestion when I opened my first listing and it got booked immediately. I think o

nce you have a couple good reviews it should get going for you.
