Hi. I have a beautiful flat in an Over-55s development. Would I be able to market it as such? It is an old house, and I own part of it. Many thanks, Helen

Yes, you can list the property and clearly indicate that only over 55yrs old are allowed due to the HOA restrictions. You should put this in multiple places on the listing including the description and House Rules and don't use Instant Book. Guests will send you a message requesting to book and you can then confirm with them that all guests staying are over 55.

Have you checked that the development allows you to do this @Helen3694 ? 

If so, how would you ensure guests are over 55. Presumably you'd have to ask for passport ID as part of the booking process.
