Hosting Vacation Home

We purchased a 3 bed 3 bath with a pool near Tropicana and Nellis in Las Vegas? We were thinking about placing it on Airbnb when we are not using the home.  What kind of occupancy can we expect over a year? What type of damages are people experiencing to their properties in the area? What experiences with pets are there or Service Animals?  Anything else a new Host needs to know?

@Roy1314  I would search Airbnb for listings that are like and kind in those areas and study their calendars.  Are they empty? What are they charging? Do they accept pets etc.  Read the reviews,  sort from the lowest and see what guests are complaining about.  Are they legitimate complaints or are the guests coming to the area unhinged.  Use the 1 star reviews to see how you can be better. 

 

There are likely some local Airbnb groups for Vegas here in the community and also on FB.  I would also check to see what is legally permitted in your municipality as well.  I guess that would be the first thing I did before diving in further. 😁

 

There are of course subscriptions you can buy to get this type of information like Air D NA  but a lot you can find on your own it just take some work.

1. You would need to do your own market research to find out

 

2. have you checked if you can comply with local STR regulations ? 

3. ask hosts in the area through your local host group on FB 

 

4. I don't accept pets . Some hosts who do charge a pet fee. You can read Airbnb's service animal policy on the Airbnb Help website 

So far answers are not really what I'm looking for but I'm just learning about this site.

1. As I said you'd need to do your own market research rather than asking here. Lots of data from tourist board data reports for your location  to software like Airdna
