I get many word of mouth referral as opposed to online. What am I not doing right?

I suggest that in this case since the 1 review is good, the best operation would be delete and structure correctly for 2026 as a new listing.
Then identify your market, One queen bed and another room with 2 single beds, that appears parents with kids.
Kids and Serene and Quiet are not a vacation idea.
Serene and quiet is great for families after your family enjoys all day exploring what? A beach,a site are you close?
If better for adults. I suggest put the two single beds together. Online there are lots of options for pads to put in the crack of two beds and mattress covers for two single beds size to make one bed.
Declare in a positive way, as can be a bed for a couple or 2 beds because 2 singles pushed together. Just message if you want seperated before your stay.
Pictures
Use the Airbnb Folders, less confusing to a potential Guest. The most important factor for picture is think of yourself as the Guest eyes. Again think of who is your market, then think average stay 7 or 10 days for most. They want to see where they bathe. They want to see outside, if 2 couples or 2 adult and kids outside use is different take your pictures with that in mind. Bedrooms, bed is important, so are things like a window ceiling fan, where do we put clothes, pictures answer those questions.
Dining, if max 4 Guests show a comfortable dining space for 4. Same with living room, show seating for 4 and is there a tv what is great about that space?
I strongly suggest do not have anything in the ad that is negative. I would positively peaceful relaxing rather then don't be wild. Same difference but challenging statements do not encourage.
The New Listing use the Airbnb New Listing Discount.
Review the market price, new wants to be a little lower to help about 10 or 20%. Your price looked very low, too low and the market doesn't always see too cheap as a positive.
Then set up a second listing as 1 bedroom max 2 Guests. Buy an interior electric door lock and lock that 2nd bedroom now you have a different rental which attracts another market a couple that want a quiet serene vacation. Maybe some nice quality restaurants, some site seeing spots, pictures of nature walks, shopping.

Also double check amenities average is around 40 or 50. Put everthing if somebody fiters for refrigerator or something you have but the computer search reads the amenities. You have to declare in text for computers.
