Locations for a new AirBnB flat within 2 hr drive from London?
Hi all, I'm new to hosting. I did try to search the past conversations but couldn't find what I'm looking for:
What areas you would shortlist for a new 2 bed airbnb flat with a minimum of 70% occupancy and £100 per night.
Also, the max value of the property should be within 225k with no max number of nights limitations due to STR.

Thanks a lot for such a detailed reply. I totally agree with all of your points especially the amount of work involved in AirBnb and the risks, atm I'm more in the research phase so haven't made any decisions yet.
Looks like AirBnB is only viable if you're in to it full time or you live close enough to manage occasional hiccups.
I actually started with BTL but quickly realised the BTL is not enough plus the amount of tax you've to pay now. Looks like it's worth considering BTL in the areas with higher yields.

Sorry that's not true, there are literally millions of hosts who successfully host remotely. @Faraz-Ahmed0
I manage a place in London but don't live there.
It works if you find the right property at the right price and where you have researched to ensure the demand is there at a price that makes it profitable for you.

Thanks @Helen3 for the encouragement. I think I'll keep looking for the right property and for SA model a good trusted cleaner and handyman is a must especially if you're managing it remotely.

Key is that you also need a local cohost who can be on hand to deal with problem guests, to carry out spot checks on the cleaning service etc @Faraz-Ahmed0
