Long term rental

When doing a long term rental on Airbnb, should I also do a rental agreement?  If yes, when is the best time to get the paperwork done?

@Keva26 IMO, you should have a rental agreement for anyone staying for more than 28 days. You will have to accept the booking before you will be able to obtain their name and contact information.  As soon as you accept the booking, send them your rental agreement.  You will not be able to send it on the AirBnB platform message system as there is not way to attach a word or  PDF file.  I send mine via my business email.  Once sent, they can review the contract and cancel if they do not want to sign.  I also recommend that you request the paperwork back in a timely fashion -- 48 hours works for me.

 

Be aware that you will not be paid in full for a long term rental at the time of the guest's arrival.  You will only get the first month's payment, and the guest can reneg on paying the remainder.  Also, without a valid rental agreement (not AirBnB's say-so) the guest can become a tenant -- and then hard to move on or evict.

Hi @Lorna170 , thank you for your detailed advice. I am also facing the same concern. Do we need to ask for income or savings statements? Since it’s monthly paid only, like a normal tenant. Do you ask for ID and other supporting documents when sign the lease virtually? Thank you 

@Tiange3  When we have a long term rental, yes, we conduct a check through our insurance company rental software.  If the guest chooses to not respond to the background requests, we either end the Airbnb rental at 21 days or cancel the guest.

 

We no longer accept any guests guests over 14 days via AirBnB.
