I recommend the following;
1. Pricing Strategies - Be sure to review similar properties in your area and account up or down for things they have or don't have for comparisons. Then always keep checking back from month to month to make sure you are still on target. Offer discounts for longer stays, early bird bookings, etc...
2. I find that our guests have always appreciated some of the simple things like a couple of bottles of water in the room at check in. It is always appreciated if you go the extra step in asking your guests why they are visiting and if they need any recommendations on where to go or what to do while there.
3. You should know your area better than anyone. Find out what your area is known for and try to capitalize on that. Do you have any local festivals or area attractions that you should know about certain dates that would attract visitors more than others... ETC.
4. Guest Issues. This is a one at a time situation as just about every issue is different. I just say to take a deep breath and let the guest know you care, and you will do everything you can to resolve the issue as quickly as possible. If you need a minute or a few to try and figure that out, that is okay, tell them you will call them right back after you have made a few calls... then the golden rule of do unto others as you would have done unto yourself is what I always use when trying to figure out what should be done in each case.
If the issue is the guest doing something they are not supposed to or causing trouble, I say to call your AirBnB customer service for advice and they can tell you what your parameters are so you can make an educated decision. We have had some guests try to bring extra people to the resorts or properties without listing them in the past.
5. Cleaning & Maintenance:
Cleaner: Try to find a local cleaner that does a good job and you can trust and show them how much you appreciate them by giving them a bonus on their birthday or holidays... this goes a long way!
Maintenance: We like using local handymen that can get familiar with the properties and we know and trust. If you can find and use the same people it allows a relationship to develop and you will have more buy in and self ownership from both your cleaners and handymen when it comes to an emergency call when you need help last minute...
