Hi everyone from Christchurch, New Zealand!
I have listed my family home (we have just purchased another property) and would love some advice on any changes I need to make? When we move out in August, I will update the bedroom pics and I have new bedding, beds etc. Any advice would be welcome. We are in the middle of winter here so not expecting heaps of bookings but would love a few more!
A question, do you recommend having a night fee (or use smart pricing) then adding an extra guest charge? What sort of price is fair and reasonable? From 4 guests?

@Stephanie1933 A few thoughts
1) Only you can tell if the price is right. Pretend you are looking for a place to stay in your town and see what prices people charge. A new listing may need to be a few percent cheaper until you build up reviews.
2) Smart Pricing - some love it some hate it but ALL agree that the min price should be high enough for you to make money.
3) Extra guest charges mean that you will have to police how many people stay vs how many book. Our view is that we want our apartment fully priced and do not want a couple to get a cheap rate for what is a 6 person place. Others will say we lose on bookings taking this approach but again the wear and tear of 100% occupancy is not something we are chasing.
