New to Airbnb! Looking to start in Philadephia, PA

Hello there! 

My name is Jason and I'm looking to kickoff my Philadephia Airbnb Journey. With the new regulations kicking in, I'd like some assistance and advice on the permit/licensing process for my Airbnbs. 

- Do I need to own the property to rent it out on Airbnb?

- From my research it seems that I need a BRIT, Commercial Activity License, Zoning Permit for Visitor Accommodation Use and Rental License. 

For any of those who have gone through the process, it would be much appreciated for your help here. Thanks for your time and consideration!
