Why does my day price change even when I have smart listing off? I want it to be the amount I decide on,
Also, I have potential guests asking me why are they seeing two different prices when they check from different computers?
And I've also noticed that when I search from my phone or my computer.

Where are you seeing the prices that are different? If you're looking at the face of the calendar itself (in the host view) and smart pricing is off, all prices should be what you have set, except where you have promotions or discounts entered. If you see a calendar block with a non-standard price, click that date. In the pop-up screen, click Guest Total. This will open a screen with line items that explain how the price for that specific night is calculated.
If you search from different devices and prices are slightly different, it may be due to the currency conversion fee:
Airbnb will add a 2% fee to guest service fees for reservations made in a currency that's different from the host's listing currency. This fee will take effect starting April 1, 2024
Hi, thanks for your response. It's all the same currency. It's just the United States. And I'm getting completely different prices Even from what it shows on the first page and then to check out.

But then when you go to check out it has a completely different price for each day.
This date range looks correct to me. The programmed discount is 55% ($516,28 / $938,70). This is the same discount as in the first screenshot ($188 less 55% = $84).
A few other things might be affecting the price....
You have a refundable and non-refundable rate and also a pet fee. The price per night will change depending on what option the guest chooses and if they add a pet. The pet fee will be averaged over the nights of the stay and just show as a different price per night, not as a separate line item "pet fee." The price on the map view the guest sees in the "bubble" will change with the variables they choose when booking. Obviously if you have different rates on your calendar for different days, the system averages the price over the nights of the reservation (including any discounts that apply) and displays the nightly rate x the number of days of the reservation.
Do you know how I change the refundable and non refundable? Also we don't allow pets, so I'm not sure why there's a pet fee on there. 😩

Gotcha's - Pets
Many Hosts aren't aware that if you add a Pet Fee on Airbnb, the system automatically assumes you want to allow pets and automatically switches the "Pet's Allowed" in House Rules to "Yes" even if you had originally marked it "No." It also defaults to 5 pets allowed and many Hosts don't realize they need to edit that in House Rules to the number they will accept.

Your hosts actually did not know the answer to my question. They should probably be more informed.
