I am a very new host, in fact have had no guests yet, but I'm wondering how I can change prices for specific times of the year so that, for example, I can have a September price and another December price.

@Susie247 either edit the calendar by hand putting in the prices you want or switch on pro tools (from your account) and see if you can achieve what you want through the use of rule sets.

Switch to “traveling” in Airbnb and explore with in 100 miles of listings on Airbnb and see what they charge. Try and be comparable to other hosts so then it’s a matter of the space and location when the guests make their choice. You can go into your calendar and charge a Sunday-Thursday price and a separate price for Friday and Saturday… as well you can change your prices monthly…. As my place I mainly host a lot of Hunter's and I raise the price during prime hunting season but still staying competitive with others in my area. Once you start playing around with the app you will become more familiar with what can do, including charging a nightly price and a per person charge.
@Elizabeth1028 100 miles is probably too far for @Susie247 . For us 100 miles would take in most of the country and I suspect, looking at a map that 10 miles might be more suitable for Susie.
