Projecting Occupancy

I will start hosting in a month or two. My house is about an hour south of Nashville in a rural setting.

I notice that other Air BnB properties often have good occupancy (75%) for the current month, then drops sharply in the next month. After that, there is not much occupancy except major holidays. Do people usually wait to the last minute, or are good properties reserved months in advance? What is typical occupancy assuming a property is priced right?

That is a great but tough question.  I would suggest that you contact any local Facebook groups or maybe your local BIA and hospitality contacts.  This is a global site and most here would not have the information to respond accurately.
