Resolution Center Payouts

I have reached out to AirB&B multiple times regarding this and I am sure I am not the only one that has this issue. I manage eight different properties for 5 different owners. Of course, each has their own bank acct associated with their listing where their payouts go. My problem is; when I have a resolution for a particular property, say I request $100 pet fee from Property A, that payout has to go into a "default account" not the account/listing associated with the resolution. Why? I can't set one owners account to be the default account because then all of the resolutions would go into or out of that one account. So, I had to set up my own account as the default and now I have to separate and keep track of what amount for what listings I have to pay out or pay myself back. WHY IS IT SET UP THIS WAY? If I request a $100 pet fee on Property A, why doesn't that $100 go directly in that properties account?

 

MAJOR headache! I even got a survey about this several months ago and thought they were changing it, but it hasn't changed. Anybody else have this issue and have a better way to handle?

I completely understand and share the frustration expressed in this thread. Managing properties for different owners can already be complex, and Airbnb’s current system makes it unnecessarily more complicated.

Here's my situation:

I manage several properties for different owners, each with their own payout accounts. Despite this, all claims processed through the Resolution Center are funneled into the "default account," rather than the account tied to the property in question. This setup creates a major headache.


For example, one of the properties I manage has a $315 debt due to a refund we processed last summer for a pool issue. Since Airbnb only deducts payments from current reservations, I’m stuck. This property isn’t generating income until next summer.
The only way to resolve this debt is to pay it from an entirely separate account, creating unnecessary financial entanglements.

The system not only lacks flexibility but also forces hosts like us to act as financial mediators, tracking every payment manually to ensure the correct funds reach the right accounts. This is time-consuming, error-prone, and frankly unfair.

Why can't the Resolution Center route funds directly to the account associated with the specific property or owner? The current setup undermines efficiency and creates additional work for co-hosts and managers, who are already juggling a lot.

Has anyone found a better way to handle this? Airbnb, if you're listening, this issue desperately needs attention. Managing multiple properties should be streamlined, not hindered by system design flaws.
