STRA Registration Exemption

Does anyone in NSW know about being exempt from holding a registration number?

I came across this on a listing in Bondi, entire place not a private room

Hi @Jenny , no unfortunately I can't find anything about this elsewhere but I see many listings with this message and so I'm very curious
