Hello everyone,
I would like to raise a serious concern regarding a recent change on the Airbnb platform.
Until recently, hosts could clearly see both the total amount paid by the guest, and the payout received
This is no longer the case. Currently, only the payout is visible - the total amount paid by the guest has been removed from both reservation details and reports.
My Airbnb business is based in Portugal, where there are strict and specific tax obligations. Hosts are legally required to issue invoices based on the full amount paid by the guest, not the net payout received after Airbnb fees.
Without access to this information, it becomes impossible to comply properly with tax regulations without making estimates — which is not acceptable.
I have contacted Airbnb support, and they confirmed that this change was intentional.
This situation is extremely concerning!
It directly impacts our ability to operate legally and goes against a fundamental principle that Airbnb has always promoted: transparency with its users - the hosts.
Removing access to essential financial data is not a minor change. It affects compliance, accountability, and trust.
So I would like to ask:
Airbnb must address this urgently. Hosts cannot be left without access to essential financial data required to meet legal obligations.
Thank you.
Here is how other hosts have solved the issue:
This issue goes beyond a simple platform change.
Under European regulations, consumers must be clearly informed of the total price paid, including VAT and all applicable fees. This means that Airbnb has full access to the complete transaction value paid by the guest.
As hosts, we are not only service providers but also clients of the Airbnb platform. We rely on accurate and complete financial data to operate our businesses and comply with local tax laws.
In countries like Portugal, hosts are legally required to issue invoices based on the total amount paid by the guest, not just the payout received.
By removing access to the total charged amount while retaining that information internally, Airbnb is effectively preventing hosts from fulfilling their legal obligations.
This situation represents not only a lack of transparency, but also a structural issue that places hosts at risk of non-compliance with national tax regulations.
Airbnb must ensure that hosts have full access to the financial data related to their own transactions, including the total amount paid by the guest.
Yes but the information is still available to you @Carolina2523 , as explained in the other thread. It's just in a different place.
It is not. Please check the other thread - the information is missing for @Joelle43 too now.
I see what you say @Carolina2523
My account is still in the old format (Guest paid and Host payout clearly on the Reservation itself). It seems with these changes, host in different locations often see different versions of the change before it's standardised.
I see you've posted an update after consulting with Support? It doesn't make sense to me that the information was removed.
Hello @Shelley159
It's always confusing when different countries are on one version and others on another but this change Shelley is really worrying.
I am no longer able to access what my guest paid once they have left - I've looked high and low but can't find out. Have made a post on the problem under the Host Circle and i know that @Joan2709 had alerted us to this problem a little while back but it hadn't yet changed for me.
So make sure you keep all the email reservations from Airbnb as that's where they put the information apparently but can't find the one I need as my guest booked over 3 months ago and have loads of emails to go through before I can find it again! 😩
@Carolina2523 just to understand - have you been issuing your own invoices to guests until now?
I don't know about hosts in Portugal, but if a guest wants an invoice most of us direct the guest to download the invoice from their Airbnb reservation. From what you've written I assume that this will still be possible for the guest (even if you as a host cannot see the "guest paid" amount).
Regarding tax, we do need the gross income amounts and service fee details for tax, but those are still in the Earnings reports as they always were?
As I mentioned, this missing "Guest Paid" issue is not yet visible to me (making it hard for me to understand the whole issue), and it really doesn't sound like a positive change for hosts. But I'm not aware of any legal or tax problems that it will cause (assuming that the guests can still download their full invoice as before, and the Earnings section still has all the relevant tax information for the host)?
Hi Shelley,
Yes, in Portugal it is mandatory to invoice the total amount payed by the guest. I don't now what I can o now to comply with national legislation 😞
