We have a airbnb listed at 275/night. got an inquiry about a 28 day stay with a listed expected payout of 3174.41 Even taking into consideration the %20 discount for monthly stay this isn't even close to what it should be. Any one else have a similar issue?

Thanks for all the feedback. We ended up declining the request. To many weird things in it. New user and their first stay is a month?, no profile, no reason for the length stay (this is mostly a weekend retreat town) didn't apparently read the listing, asking for info that was up front in the listing. Said 2 guests but wanted to know about the other two beds.....
@Thomas3294 Is there another discount in play? Like the 20% for a new listing? AirBnB will stack your discounts.

Be very careful with monthly stays. Airbnb many times applies your Monthly Discount AND your weekly discount incorrectly to the stay. You might check if you have a weekly stay discount on your listing and then contact CS about getting the calculation corrected. This is a known issue with monthly stays. It's good that you are NOT using instant book for this reason.
Also, be aware the cancellation policy you have for normal stays does NOT apply to monthly stays. You can research that on Airbnb. Another concern if you permit stays longer than 28 days, the guest has tenant rights in most states. If they refuse to leave when stay completed, you'll have to go to court to evict them.

@Thomas3294 the dates seem to be blocked so that a booking for 28 days cannot happen Thomas. Maybe the guest was unable to book at all for 28 days ... H
I think @Lorna is correct . Its always a good idea to remove your own 20 per cent per month discount if you have agreed to Airbnbs initial opening offer to boost the listing if you approve an opening discount.Also probably the initial weekly discount,although these two do not operate together as far as I know but they may do so if you are 'new' . Ye horrors. some people just wait for the 'new ' sticker on your listing.Add up a few numbers until you find the culprit , but you may lose the booking... H

Wise decision. As @Helen744 mentions, some “undesirable” guests look for the “New” callout in order to exploit inexperienced hosts. Think you dodged a bullet on this one!
