Advice on my listings

Hello from Middle Tennessee!

 

I was hoping some of you might look at my listings and give me feed back on items or images I could approve on 🙂

 

I have 4 rooms listed and I'm not sure if I need to add the links or you'll be able to view them by my name?

 

Please give me honest feedback!

@Christina776   It's gorgeous, especially the blue room.  I don't really see anything that needs to change.  

 

I also don't think that your rules are too extensive.  With an upscale property and having multiple guests, making it more like a real B&B, I think you need to spell out the rules and behaviors that are expected.

 

I would nix the bottled water, and offer filtered water via a brita in the common area, but that is my own personal bias against plastic/bottled water being so wasteful.

@Christina776  Yes, I can see all 4 listings by going to your profile, no need to provide the links.

Quite the place you have!  I only looked at the first listing, and I really don't see anything to critique- the photos are good, nicely staged, and the description is clear. The only thing I see missing is there is nothing on "Interaction with Guests". It isn't clear whether you live in the house yourself or not, except a passing reference to you being quiet in the kitchen. I would make that situation clear, plus if you do live there, it discourages guests who think they'll be able to party hearty in what looks to be a perfect party house. 

Something like "As I live in the house myself, I'm always available to answer questions or help out if you have a problem", if that's the case.

Also, I don't think it's a great idea to have photos of eating trays on the bed. Do you really want your guests to eat in bed and stain the bedding with food, or spill their coffee on it? They'll eat in bed if they want to, of course, I just don't think it's a great idea to plant in their heads.

I have battled with my own self over the serving tray on the bed and snacks.  I leave pretzels and Ritz cheese crackers, as in a snack that won't stain.  

 

I jokingly admit, when I'm with all my friends we discuss my obsession with serving trays...no idea why.  

I like the look and collect them.  If a special occasion I add fresh flowers to the tray and it's just something that draws the eye.  Plus, I figure most are going to break the rule so maybe...just maybe... the might eat over the tray.

 

Thanks and trying to find a place to add we live in the home, good tip:-)   I have an issue at times with the amount of characters I can use to write in certain areas.

Your reviews are fine, so why need  improvements ?

IMHO the house rules are little too extensive, but overall  the ads look OK to me.

Thanks Emiel!  I did not know that!  Done!  You guys are full of info!  

 

Can you let me know what rule might be too much?  I've added rules along the way.   I have them listed in a funny way and when guest arrive and I give them a tour and explain why each rule's listed they normally laugh.

 

One guest literally stopped my washer during the spin cycle, took my laundry out, placed it on the floor and started his own laundry.  It's listed no washer/dryer usage.  

 

After 3 different couple's (during different stays) went skinny dipping in the pool I really had to issue the wear your clothes when not in your room rule! LOL!

 

There's a laundry hamper in every room.  So why some people gather wet towels and place them in a bundle on the carpet or wood floors is really unknown to me?

 

And the dogs!  OMGosh!  2 guest actually got up in the middle of the night let the dogs out of their kennels and slept with them!  I just don't understand?

 

Welcome to White Magnolia! There are only a few rules to follow and most are nothing more than common courtesy and some just plain common sense:-). 

 

- Game Room quiet hours 10:00 p.m. - 6:00 a.m. No one wants to hear a pool game going on at 3 a.m:-)

 

- If you come in late or leave early please be courteous of other guest. So don’t start playing loud music and practicing dance moves:-) -

 

Please do no eat food while in the bed. I’ve had to replace bed linens many times due to chocolate stains and ketchup stains. Honestly, if you've missed your mouth just let me know so I can wash it ASAP and get the stain out:-) We have backup bedding for every room.

 

- When drinking a beverage please use a coaster. Coasters are located in every room of the house.

 

- If a door is closed please do not go in the room. Could be another guest room an occupied. Some guest forget to lock their doors...don't be the creepy person:-)

 

- Please do not leave wet towels on the carpet or wood floor. Each bedroom is supplied with a laundry hamper which is located in your closest

 

. - We do not allow use of the washer and dryer. BUT if you get a stain on your favorite shirt or pair of pants just let us know. We are always happy to help and flexible with this rule.

 

- Do not bother the dogs. Our dogs are super sweet and love people! If you talk with them or feed them...guest what? You have now became their new best friend and they will follow you and cry for your attention! We keep the dogs in a private area of our home, however we've had many dog lovers that let them out, play with them, etc. Honestly 95% of the time you'll not even know we have pets. Do not fall for their sad eyes and wagging tails! You are warned:-) -

 

- There are camera’s at every entrance of the house, garage, pool, our home office’s and our personal bedroom. There are absolutely no camera’s in any guest room. Guest robes are supplied in every bedroom so PLEASE do not walk around the house or at the pool without your clothes on. Yes, feel silly that we’ve had to add this rule. If there is A LOT of activity in the area I get an alert on my phone of the video. Don't be the person I see without clothes via my phone alert! Again...don't be that person!

 

- Please use Pool towels provided for the pool and not your bath towels.

 

- No children under the age of 12 without prior approval.

 

- Bottled water, coffee and tea are provided in the Dining room.

 

David and I are super easy to get along with and will do whatever we can to help in any way!

Hi Mike from NJ,

 

Thanks for your feedback, it's very much appreciated.  I leave snacks and 2 bottles of water in every room when guest check-in.  So honestly, I never thought about doing the filtered water downstairs and  have always just stocked the coffee area with bottled water. Your suggestion alone would save me a lot of money!

@Christina776  I would also encourage you to use a filtered water container instead of single use water bottles- they are a huge problem for the planet. Everyone needs to cut down on or completely eliminate single-use plastics (and plastic in general wherever possible), hosts, guests and everyone!

You could also put a glass water carafe in the bedrooms for guests to refill glasses or cups. There are nice ones available that have spigots-some look like huge mason jars and there are many other types on the market now and not at all expensive.
