As many of you know, Albuquerque City Council Bill no. R-18-4, provides for the creation of a task force, at the request of Diane Gibson, for the purpose of exploring options to “register and regulate” short term rentals, defined as “a rental in a single family residence or apartment of 29 days or less.”
This is likely to be something you will need to keep an ear out about for the next few years, and keep in regular communication with your local government representatives about. If we want to keep hosting in our city, we must remain engaged! Attend meetings, write, call and HOST!
There will be a public meeting next Tuesday, 3/19 at 6pm. We would like to encourage all hosts to come out and let the task force know why we love AirBNB!

Some of the things the hosts on the task force have highlighted are the ways STRs have improved our lives, our properties, our communities, our family incomes, & traffic to our local businesses though our referrals to our guests. We have also suggested that if registration and permitting fees are to be instituted, in addition to the Occupancy taxes and Gross Receipts Taxes, that we would like to see more of these funds go to fund affordable housing initiatives vs. administrative burdens that would come with added regulatory burden. It has been highlighted that there are already regulations, ordinances and laws in place that address many of the issues that could occur in a short term rental situation, i.e. noise, excessive occupants, use of the space for commercial events like weddings, graduation parties etc. Therefore, it is unclear what regulations beyond requireing a permit and business license would actually accomplish beyond causing administrative burden on an already overtaxed and underfunded city government.
