3 nights minimum vs 2 nights minimum. What is better?

2 Replies 2

Benefits of 2 night minimum:

- easier to maximize occupancy rate

- higher profit margin, if you charge cleaning fee

Benefits of 3 nights or more:

- fewer changeovers = less work, laundry etc

- lower odds of getting party guests that damage property

If you're on the fence, there's a third option: you can set a higher Minimum Stay as your default, and if you have in-between dates in your calendar that you'd like to fill, you can set a lower minimum stay specifically for those dates. Have a look through your Calendar settings, there are many ways to customize.

It depends of your area and time of year. In my area, during the summer I could get away with a 3 night minimum (although I would probably have a lot of gaps in between.) September - May, no way, unless I was okay with far fewer bookings. Do you have a lot of people/families traveling to your area for longer periods of time? If yes, you many want to capitalize on these longer bookings as they are usually less work.
