Situation- We don't do instant book.
Is there somewhere I can require a profile and photo other than signing up for instant book?
Lately, we have gotten repeated requests from people with no profile that don't introduce themselves in any way when requesting a booking. One did not even have a profile photo. I am honestly tired of asking the same basic questions and wondering if there are minimum requirements for guests setting up an account? It does seem they are trying to push everyone hosting into accepting instant booking and although they make a fortune supporting the platform, I can't find support. I am considering leaving and we have been hosting for four years. This isn't the only reason I am over the experience but back to the question - is there somewhere I can set basic requirements for guests requesting a stay outside of instant book?
Airbnb standard requirements are:
Confirmed phone number, email address, payment information, and agreement to House Rules
As you already know, if you have instant booking you can also set:
Government-issued ID
These guests have verified identities.
Recommendation from other hosts
These guests have traveled on Airbnb, are recommended by other hosts, and have no negative reviews.
Others have to send you reservation request. So if you don't have instant booking then everyone have to send you request.
You can save the message so you don't have to type it all over again for every request.
We have instant booking and we don't require ID verification and recommendations from other hosts. First, we register all our guests by ourselves. Second - we have a lot first time users without reviews and they are not worse then other, experienced guests.
The lack of a basic profile from guests is a continuing problem for me as a host. I am surprised at how users have even a basic profile. On a few occasions, the name on the inquiry does not match the name of the profile. A person using a souces account, or a friend's account.
While many guests understand the protocol of verbally appealing to a host, others treat it as a hotel transaction.
Airbnb keeps a tally of how many inquiries a host declines. Regardless of the inquiry being less than informative. I've been told by Airbnb that accepting more reservations is my one "area for improvement. "
In my listing, I state "We appreciate guests with robust Airbnb profiles and give details about their reason to visit Southampton." But I'm not sure most guests read it.
