Hi everyone
I recently started hosting and I have a question about how guests can book multiple private rooms in my B&B.
I have 9 rooms in total. I have 2 seperate listings because 7 rooms are identical and the other 2 are larger and are suited for couples.
Initially I had erroneously set the number of guests to 14 for the listing with 7 rooms thinking that this meant that people could book 7 different rooms but after a family of 5 tried to book a room and the price was very low I searched the community for an answer and I found out that the guest icon indicates how many people a room can take not how many the other rooms can take out.
I have since learnt how to add extra prices for when someone has 2 people in one room. However this doesn't solve the problem that we have in that we want to be able to allow a guest to book out more than one room at a listing.
Is it possible for guests to book more than one room with one account for the same nights? If they cannot do this, do we have to create multiple listings for the rooms? I think it seems a little bit extreme to have 9 different listings!
Alternatively I could set my 7 rooms as rooms for one person and the 2 larger ones for two people at a higher price but I feel as I will lose business by doing this, what are your suggestions?
Your help in this matter will be greatly appreciated!
@Pride0 For your B&B you should have a separate listing for each room and a separate listing for the whole house. That way travelers can chose which rooms they want and have the option to rent the whole place as well for large parties. You do need to manage the calendar closely between whole house and private room. Do not use Instant Book, of course. Include in your description that if multiple rooms are desired, direct communication and coordination is required.
The platform is set up so each listing has a nightly price for a set number of guests. If more guests per listing are needed and you can accommodate that, then an "extra" person charge is applied. Each listing has it's own reservation so if a guest desires multiple rooms, each room would need to be reserved on Air BNB.
AirBnB operates like any other booking system, you list rooms individually.
Hi Linda,
Thanks for the answer. Can I also check with you if I want to allow multiple guests to book the same room (i.e. shared room), how should I go about it? Is the only approach to list multiple listings for the same room and only activate instant book for one listing?
Thanks
Nat
@Nat27 Are you a host? I cannot see a listing? I don't completely understand your questions.
Hello,
I'm new to airbnb so please bear with me. We are attempting to make all our upstairs BRs available but I'm unsure how to actually DO that. We've managed to get one room listed, however the other rooms we want to offer are larger, with bigger beds and thus, we would naturally want to be able to charge a bit more per night. Can someone give me some tips on how this is done?
Set up a separate listing for each room so you can book them separately with different rates and different calendars. If you also want to offer all the rooms for a single party, then you have a separate listing for all rooms. Sync the calendars so there is no double booking of a single room when someone has booked all the rooms. Good luck @Evan62 and take a moment to seach the tutorials on this site under Discuss>Help for how to accomplish what I suggest.
Create a different listing for each room. You can link their calendars to an umbrella listing for the whole house. That way any guest can book exactly as many rooms as they like, and you will be automatically protected from double-booking.

Thanks for your help Linda and Lisa. I have another question which I feel silly asking, but, here goes: When you make your listings (for each room, in our case 3 upstairs rooms), do you put the number of guests the rooms will accommodate with your price as if that number were booking? Or leave it at 1 person.
On our separate page which I made to give groups/families the opportunity to book all 3 rooms, I have the price set/per night with occupancy of "up to 6 persons" for all three rooms. Will the additional cost be added to the total if the person booking says some number above 1 will be staying? Or will it not charge additional cost unless they put in they're going to be a party of more than 6?
I may be complicating this more than I should. Perhaps it should just be only a single individual until/unless the person booking indicates the total number expected?
Hello
