Breaking house rules

A client booked for one person and brought 13 people in the home. I provided all kind of satisfactory pieces of evidence to the support team. I got the reply that sorry we have limitations.

 

I am not feeling supported by Airbnb and their own policies. I did what Airbnb suggest to do and backstabbed me. There is no surety and security to do business with Airbnb.

@Suneet0 More and more I see how much this platform inflates it's "promise" for host garuantee and protection blah blah blah. I am sorry for this ordeal that you went through and for the dissapointment that many of us have learned that at the end of the day, Airbnb is just a listing service and you as a host have to do what you can to protect yourself. Maybe you should add and disclose a security camera as a preventative measure or being more assertive in reminding guests that no outside guests are allowed or improve your vetting process? Whatever you decide, good luck!

Surely she must have charged all them 12 extra guest to stay, so she maybe have stayed for free

Wow @Suneet0 how ridiculous is the response from Airbnb!!!!  Fancy a guest just choosing not to pay additional charges because they dont want to and being backed by Airbnb for it!!!! If it were me, I would contemplate cancelling the booking due to them breaking the rules and kick them out on principle.... easier said than done though when there are bills to pay!

Get the half offered by Airbnb because if you drag this out and the offer time expires you may not get anything at all

@Suneet0 I would support what other hosts have said and at least take the money that Airbnb has offered and then let the matter drop, especially as you have already been warned about collecting fees outside of the platform.

However, having had a look at your listing I would suggest that you tighten up your description a little.  You state that it can accommodate 8/10 guests in the title, but underneath that you say that 16+ guests are welcome, though you provide 5 beds and and 4 bedrooms.   In your rules, you state that parties and events are allowed - ie, dinner, birthdays and anniversaries - but not "raging" parties.  I think you need to decide what you want from your listing, and vet your guests more carefully  - that is not the responsibiity of Airbnb but yours.  Danger signs should have been flashing in front of you when you accepted a booking for one person in a large house especially if the person who booked was a local, although it is not clear to me whether your offender was a local or not on this occasion.  The danger is in trying to be all things to all people in the hope of getting good reviews.  Sorry if this sounds rather harsh, but you have some lovely reviews and it is a shame if lack of control threatens to undermine your hard work.

Airbnb is NOT "just a booking site" !

They would be IF they would allow hosts to protect themselves from bad guests instead of trying tobe the judge and the jury and insurance agency ... all ineffectively

 

This post clearly shows it all - host is not allowed to collect securty deposit and Airbnb doesn't actually collect it up front ....and later can't collect it  because guest's account was empty.

 

Catch 22 situation for hosts. One of the worst and most dangereous sides of Airbnb.

 

If Airbnb would allow hosts to actually collect security deposit then half of all problems we constantly read here on CC wouldn't exist.

I have similar situation and its making me wondering if the house rules really mean anything at all?  Guest can just call and complain and host get penalized??

 

My guest broke my house rules has over occupancy so I text guest to remind them the  house rules.  They call air b n b to complain say they want to check out early and get remanding days refund. I respond to BNB sure.  BNB came back said the guest changed their mind because they can not find anything cheaper so they want to stay.  And told me If I want to received the additional guest fees I have to provide, evidence, video and documents AND the guests have to agreed to pay.  So I said  because they dont follow the rules, I want them to leave as they have requested.   BNB threat me if  I cancel the reservation, not only I will get penalized as Superhost but also not getting paid at all for their stay.  BNB said according to the contract host signed we give BNB the power to make the final decision.  Does this make sense?
