Can't forget all friendly guests

My third month hosting, booked to the roof and I am falling "in love" with most of guests. Social aspect is just too good. Now it becoming kinda blurred as I don't want to forget people who were really friendly, but new and new are keep coming.  I sometimes forgetting it's about money.  One guest who help me a lot by suggestions to make place better looking even ask "how do you make money?". I am wondering too......  giving muffins to go to many.  As beginner I don't know how other hosts are coping with this.

Sounds like you found your calling! Maybe you could keep a little notebook for yourself and write down a sentence or two about each person and a conversation that you shared.  It would probably jog your memory when looking back at it every few months.

Your guests are in the first place paying customers.  It is always nice if personal contact works out well. But giving it a business approach is the most important. Remember your guests are visiting you because they payed for accommodation, not because to become friends with you. A professional and experienced host (it is a learning curve) can act very well on every level (business versus personal contact). I am convinced you will also find the perfect balance in this.

@Jozie2  I too get lovely guests. But remember that just because you love your guests and hosting, doesn't mean you should give your accommodation, hard work and attention away for next to nothing. Make sure you are charging enough to make it a decent business venture for you. Having a good time with great guests and also making some money are not mutually exclusive. If your guests are telling you that you aren't charging enough, you can believe that is true.

Do not, I repeat, do not follow Airbnb's price tips- they are computer generated, are intended to get hosts to charge ridiculously low prices so that everything gets booked and Airbnb can rake in thier booking fees.

@Jozie2    I have a guest book where guests can write in it before they leave! I love it and is a nice reminder of who has stayed! I highly suggest leaving one in the bedroom on a desk/dresser for your guests to write in! 🙂 

 

As for your pricing. You definitely offer A LOT for a very low price (which of course guests LOVE), but if it means you are not making any money (once you take into consideration the cost of the food, your time to cook, etc) then I would highly suggest upping your price. 

 

Just because you are offering one bedroom does not mean your price has to be low. We have some people in Canada who charge $50 for a guest room stay (and that is not including breakfast). 

And if you don't want to up your price you can always just not include breakfast. 

 

I suggest you play around with your pricing and see what works best for you! And I do not suggest using the Airbnb suggested pricing as it is always much lower than what people would actually pay! (So I found)
