Cancelling a reservation On a listing

Hi Guys,

We have a property that has to be unlisted due to some property damage that we need to get in order. Consqenrtly I have to cancel two reservations.

How do i prove to Airbnb  that this is consdiered extream circumstances that we need to cancel the bookings so i don't get any plenalties etc
