Charging for visitors (non-overnight guests) - how to go about it?

We wish to restrict the total number of people or visitors at the home (city PLUS neighborhood restrictions).

We clearly state that all VISITORS over 1 hour stay must be clearly paid regardless of their overnight sleeping/staying

Primarily we want to ensure the total number at the home does not CROSS anytime the number allowed by the City or HOA or neighborhood. And unless there is a clear policy towards charging the VISITORS, we found some guests abusing it. Once we had a booking paid for 4 guests but there were over 30 people for lunch and dinner everyday of the stay (near by friends and families all working towards a wedding plans over a 10 day period). The near by relatives would leave the home only after hours spent at the home

 

This led to several issues - a) traffic (cars) b) neighborhood issues c) call to city/police etc. After all this happened, the guest would not pay for the 30 additional guests who practically stayed the whole day except they would go and sleep at their own homes nearby!!

 

A complaint to AIRBNB yielded no results - all they could do is talk to the GUEST and the guest denied payment and airbnb rep says they can't do anything about it as the guest is not paying - 

 

What would you do to recover say 30 additional guests x $20 x 10 days = $ 6000 due?

forget it, it is not gonna work. Just state in your house rules NO VISITORS AT ANY TIME DAY/NIGHT

then explain in short why you don't alow it and if they break your house rules their stay will be terminated.

Put surveliance cameras and mention them in your house rules and listing description.

 

 

Yes, I already have cameras outside and state them clearly. The camera recordings were sent to Airbnb also. But still they can't do anything about the clearly stated VISITOR fees

You need to start recording your utility usage between bookings, I'd say your water usage was off the scale with circa thirty people staying all day for 10 days.

 

you're in for a shock when the utility bills come in.

 

Yes, the utility bills, especially AC bill skyrocketed as it was hot summer days in Dallas among many other issues such as City and Neighborhood. City may itself is fining and asking for a shutdown of my Airbnb!

unfortunately, as you've now learned, ABB will allow you to kick out a guest for breaking a rule (and then you will have to refund their nights not stayed), but they will not let you fine a guest for bad behavior. The only solution is to get guest to agree to pay while they are in residence.
