@Szabina1 Rome is one of the most wonderful cities on earth, I go whenever I possibly can, but my experience of evening transport is that you'll need to allow for the possibility of check-in being midnight or later if you're staying in one of the neighborhoods more desirable for tourists.
Here's a suggestion: book a hotel with 24-hour check-in for the evening of the 27th, just for one night. An airport hotel would give you the best protection against potential flight delays or train strikes. If you'd rather make your way into the city that night, you could choose a hotel near Roma Termini or Trastevere, which both have direct train connections from the airport until about 23:00. Whichever hotel you choose, you can be assured that you don't have to stress yourself or your host with delays, get into the city comfortably, shower and rest. Then, on the 28th you are in an easy position to get to your ideal Airbnb in the neighborhood of your choice at your host's check-in time. The result of this is that you are happier with your accommodation and your host is happier with you as a guest.
