Checking in very early

Hi I am quite new to Airbnb. I have just had a client ask me if they can change their booking from 4 days to 3 but check in on the first day at 5am. 

 

They said they don’t want to have to pay for the 4 nights but are happy to pay for an early check in

 

What do you usually do in this situation

They might call it an early check in, but I would call it what it really is - a late check in.

 

Stand your ground, it is a four night booking.

 

Only refer to it as a late check in - otherwise you will be dragged down to their level.

I agree that they could be trouble.  Do you really want the stress of worrying whether they are going to ding you on value?

If I were you I'd try to get them to cancel. They're not worth it would be my guess.

I'd be inventive so they REALLY don't want to stay.

First up I'd be charging a decent amount for the late check in - like you're assuming they're going to go ahead 

THEN I say you thought you'd just better let them know the next door neighbour starts up a tractor at 5 am every morning, or that you saw a brown snake go in the other day but you're pretty sure it's gone now,  or the toilets blocked but there's an outdoor dunny they can use, (or anything really outrageous) and say you hope it wont' be a problem and you hope they won't mind, but if it IS a problem, then they should feel free to cancel without penalty. Then you don't have the stress of worrying about how difficult they may be. Let them stay at a hotel.  That's what I'd try.  ( and if they book and come anyway, hey presto, the toilet's fixed, and they'll be pleasantly surprised and more likely to leave a better review)

 

Every September I say  I'm going to try to go out to Longreach    My Mum came from out that way - ish and my Uncle had a property at Muttaburra. I know a few families out there.

I am going to let them come back n at 5am but I am going to charge a fee for it

 

If you ever get the chance come out it is nice place to visit but don’t leave it until summer too hot

So your guests are on vacation and  they want you to reduce your income and lose a good nights sleep into the bargain, how about this for a novel answer Just say NO.

9am for a two-week guest giving me $1500?  Sure.  Earlier using a Smartlock if the room is open and prepped no previous guest?  Sure,  maybe.

5am for a 3 to 4 day guest?  Maybe $5-10 USD discount if it doesn't inconvenience me,  and I had no problem spending 2 hours on recent elderly guests with travel delays that could be easily verfied--

 

but not for guests trying to save a day's costs at my expense,  with no concern for me.
