I am new and tried to contact a guest via Airbnb and the message was not sent. I contacted Airbnb and they said it was because of the wrong address something like express@airbnb and I should have used Airbnb.co.uk. I have no idea when using this means of communication what address is being used. I have tried contacting my latest guest and was told that I must use a valid address. So I copied the address given and sent it via my own provider and so far as I know it was sent.
Secondly without my permission Airbnb advertised my night rates at a 20% less this would have left me out of pocket so I had to go and raise my rates to make it worthwhile. I think that advertising a 10% reduction for a long stay was sufficent. I am about to get a long stay guest at the rate that Airbnb attributed to the rate.
Also, perhaps my brains not working very well at its age because it finds Airbnb's website a bit of a minefield but I guess it'll get used to it. Its likely I willn't find this page again for some time so thanks for reading this and any help will be appreciated. Cheers
P.S. I have received a phone call from my guest and been able to make arrangements. So my way of getting the message sent worked. WOOPEEEEEE!!!!!!
@Richard1392 - It takes a little time to get used to it, but it's generally quite easy once you know how!
If you use the app (on your mobile) it's simply a case of responding via the messaging system. Likewise, if using the webpage, simply send your messages on there.
No point in copying the email address and sending via your own outbox as it gets a bit messy. Using the online system or app keeps all the correspondence in one place.

Make sure when you get alerts to pricing that you come in here & read up on those Smart Pricing suggestions as sometimes they are completely outrages.
I just had a silly msg to lower my price to $21 a night and I'm living in one of the most expensive suburbs in Auckland, New Zealand It's crazy.
It would hardly even touch the edges of expenses incurred.
There's much useful information in here & if you are unsure of anything reach out & ask here in Community Centre (CC) as we are all here to help each other.
