Confused about smart pricing.....any advice appreciated

I have just started using smart pricing. When I looked at my calendar I had a message against certain days saying  that people were booking apartments €1-€10 cheaper than mine. In my area. Taking that advice I changed the price by €1. It then switched off smart pricing.

 

What is smart about this system when it gives you advice that it can’t follow itself! 

 

Am am I doing something wrong?

Sounds like you set a base price which does turn off smart pricing.

1. Every host receives the emails about guests receiving lower prices from someone else. Ignore them. It is Airbnb's lame attempt to get hosts to lower their prices so Airbnb will make more money at the expense of the host. If you are getting regular bookings and your prices are average for your type of home in it's area then you probably do not need to lower your price.

 

2. Instead of lowering your base price, try going back to smart pricing and adjusting the range.
